- Listing Quality Properties

We canvas the State of
Florida in a constant search for quality properties that will fulfill the
needs of our Customers. When an owner expresses a sincere desire to sell, we
personally inspect the property and if it is of the quality that our
Customers are searching for we list it.
- Presentation of Properties to Qualified Buyers

After listing we assemble the related documents which describe the
property, such as surveys, engineering drawings, aerial photos, rent rolls,
Profit and Loss statements and more. From that information we design a proforma for presentation to our Customers. The proforma condenses the
information into an easy to understand outline of the property's financial
position. We discreetly take pictures of the property and use them in our
presentation. The proforma, pictures and selected documents of interest are
then placed on our Web site which is easily accessible to anyone world wide
that has access to a computer. Newspaper ads are placed periodically
in areas that will provide the most exposure and calls begin to come in.
When a Customer picks a property that seems desirable we then physically
show the property with a great deal of care so as not to alert the manager
or tenants.
- Negotiating and Closing

Once it is established that a Customer wants to
purchase a property, we follow through with the negotiations of price and
terms and if an attorney is not involved we locate a closing agent and
proceed with the settlement as soon as possible with time allowed for a
reasonable due diligence period, financing and any other matters that are
part of the sale.
Property Management
If needed Property Management services
can be provided on a supervisory basis. This means a park manager will be
responsible for
the day to day operations and we will supervise and aid the manager, file
monthly reports and meet with owners as needed. For more
